WHERE DO I BEGIN...

Travel has always been something that I hold great value to. Whether it be discovering new parts of my native city of Houston or traveling the world, I find joy in the new elements and unique accommodations that I experience. And it’s the newness that travel brings, whether it be figuring out a city map or trying food at a restaurant for the first time, that keeps me coming back for more.

I spent 11 years playing club softball, traveling from city to city for tournaments, a new hotel bed every weekend. After graduating from Business school in 2016, I started to travel for work and began experiencing first hand what accommodations were offered in the Airbnb and short-term rental industry and more often than not, I was disappointed. 

 

In an industry with such high demand and industry competition, I was surprised at the amount of listings that oversold on offerings, underdelivered on services and missed income opportunities through bad design, marketing and operating standards.

It was clear to me why people

(especially business travelers)

were continuing to pay double or triple the price to stay in hotels, the inconsistencies weren't worth the savings. 

I DECIDED TO DO SOMETHING ABOUT IT

After one too many bad cups of ~complimentary coffee~ I realized that I couldn't be the only traveler that wasn't satisfied with the Airbnb experience. On top of that, I knew that there were thousands of Airbnb and short-term rental hosts that had wonderful intentions but not the background in business and travel to be able to meet the needs of the market. So I decided to do something about it.

 

I began researching the Airbnb listings around Houston: comparing income revenue, occupancy rates, hotel rates, mortgage rates, the interior design- I wanted to know it all. I studied the top producing Airbnb's  in each zip code and compared them to the middle and lower producers, compiling a list of what made them elite, what reviewers liked/disliked, and what could be recreated into a property regardless of size or budget.

So with my newfound knowledge, blissful ignorance & long list of ideas I was able to convince a homeowner to allow me to turn not just one, but two 5-bedroom homes into Airbnbs

I WAS ON TO SOMETHING...

I dove right in: I decided on all of the furnishings, linens and interior design, took all of the property pictures and listed, marketed and managed both Airbnbs- needless to say, I learned a WHOLE LOT that year and ended up creating two of the highest producing properties in that zip code,

with an average occupancy rate of 56%- double the norm for that area.

After the success of my first two properties, I went on to design and manage a few more properties for those homeowners, becoming more and more efficient with each one by lowering set up costs and overhead, streamlining operations and bringing in unique design aspects to each property so that they practically marketed themselves. I realized that I had the skills and knowledge to transform homes into top producing properties and homeowners into business owners

Since then I have managed and designed several Airbnb's in the Houston area (you can find those here) that have become top producing listings. I now know what the market is looking for and know how to bring those details into spaces at a price point that makes sense for the homeowner. I have created operating systems and built a team of people that allow for streamlined booking standards and quality experiences guest, after guest, after guest...

I have expanded my services to include property management for short-term rental properties, education for homeowners to improve their property management abilities and property website & digital marketing design. I love that I am able to give property owners the knowledge and skills necessary for peace of mind AND provide a high quality experience for travelers and renters.

From my buying process, to my interior designs, to my operating standards: my focus has always been to create systems and designs that maximize the asset at hand in the most effective and efficient way possible for the investor.
